About fha loan loans

FHA loans are insured by the Federal Housing Administration and exist to widen access to home ownership. They allow credit scores in the 500s with a larger down payment, or 580 and above with as little as 3.5% down.

That access is paid for with mortgage insurance premiums: an upfront premium of 1.75% of the loan, plus an annual premium charged monthly. On loans with less than 10% down, that annual premium lasts the life of the loan — which is why FHA APRs sit well above their headline rates.

Rate versus APR

The interest rate sets your monthly payment. The APR folds in points, lender fees and any mortgage insurance, which makes it the right number for comparing two offers. A lower rate paired with higher fees often costs more over the life of the loan.

Can I remove FHA mortgage insurance?
If you put down 10% or more, the annual premium drops off after 11 years. Below that it lasts for the life of the loan, and the only way out is refinancing into a conventional mortgage once you have 20% equity.
What credit score do I need for an FHA loan?
The FHA minimum is 580 for 3.5% down, or 500 with 10% down. Individual lenders frequently set higher floors than the FHA requires — often 620 — so shop around.
