VA loans are guaranteed by the Department of Veterans Affairs and available to eligible service members, veterans and some surviving spouses. They require no down payment and no ongoing mortgage insurance, which makes them the cheapest financing available to those who qualify.
Instead of mortgage insurance there is a one-time funding fee, which varies with down payment and whether it is a first use. Borrowers receiving VA disability compensation are exempt from it entirely.
Rate versus APR
The interest rate sets your monthly payment. The APR folds in points, lender fees and any mortgage insurance, which makes it the right number for comparing two offers. A lower rate paired with higher fees often costs more over the life of the loan.
